Object 1 track record: what's delivered, what's being built, and how to check it
Object 1 has completed RA1N Residence and V1ter Residence and has 32 projects under construction in Dubai and Abu Dhabi. This page lists every one with its status and handover, says plainly where a published date has passed, and shows how to check all of it yourself before you pay.

Which projects has Object 1 delivered?
RA1N Residence (handed over Q1 2026) and V1ter Residence (handed over Q3 2026). Both are finished, occupied buildings, which makes them the most useful thing to look at before you buy off-plan: the build quality, finishes and common areas are there to see, not just in renders.
From abroad, ask us for a video walk-through of a completed building and a finished unit. If you are in Dubai, ask to visit.

Which Object 1 projects are under construction, and when are they due?
32 projects are under construction, with handovers scheduled between Q4 2026 and Q2 2029; 4 projects have a published date that has already passed. The table reads each status and date live from the project pages. A handover date is the developer's target; the contractual date is the one in your Sale and Purchase Agreement.

Have Object 1 handovers been on time?
Not always. 1WOOD Residence, Ozone 1 Residence, Evergr1n House 4 and EVERGR1N House 2 are still under construction after the handover date first published. Off-plan dates in Dubai often move, so we don't print a new date for these until it is confirmed: ask us for the current schedule and DLD's latest completion percentage.
Your Sale and Purchase Agreement (SPA) states the contractual completion date and what happens if it slips. Read that clause before you sign, together with the one on your own late payments.
How is your money protected when you buy off-plan from Object 1?
By Dubai law, not by trust. Off-plan payments go into an escrow account opened for that one project, used only to build it and out of reach of the developer's creditors, and every off-plan sale must be registered with the Dubai Land Department or it is void. That applies to every Object 1 project in Dubai.
- Escrow. Law No. 8 of 2007 requires a separate escrow account for each project, used only for building it, and holds back 5% for a year after units are registered to buyers. If a project is not completed, the escrow agent must work with DLD to finish it or refund the depositors.
- Registration. Law No. 13 of 2008 makes any off-plan sale that is not entered in the interim register void, and bars off-plan sales in projects without the required approvals. DLD registers the sale (Oqood) and emails the certificate to the buyer.
- Pay only into the escrow account printed in your SPA, and confirm it by phone with us before the first transfer. Treat any emailed change of bank details as fraud until proven otherwise.
A1LA Residence is on Al Reem Island, in Abu Dhabi, where Abu Dhabi's own rules and supervised escrow apply instead of the Dubai laws above.
How can you check an Object 1 project yourself from abroad?
Three checks, none of which needs our word for it: look the project up on DLD's Project Status Enquiry for its completion percentage, make sure your SPA names the project's escrow account, and keep the Oqood certificate DLD emails you once the sale is registered.
- Before you reserve: check the completion percentage on DLD's Project Status Enquiry and ask us for the project's DLD number if you can't find it by name.
- Before you sign: read the completion date, the delay clause and the escrow account details in the SPA.
- After you pay the booking: DLD registers the sale on the interim register and emails you the Oqood certificate. If it doesn't arrive, ask us why before paying anything more.
- During construction: check DLD's completion percentage again before each instalment that is linked to construction progress.
What changes when you buy directly from Object 1?
You deal with Object 1's own sales team, on the developer's price list and payment plan, with no agency commission. The same projects are advertised by many brokers, but the unit, the escrow account and the SPA are the developer's either way, so whoever you buy through, ask which escrow account your money goes to.

The fairest test is what you can verify: the completed buildings, DLD's completion percentage for each project, and the escrow and registration rules that protect your payments.
Has Object 1 delayed handovers?

Can I check an Object 1 project's construction progress?
Yes. DLD's Project Status Enquiry publishes the completion percentage of registered Dubai projects. Ask us for the project's DLD number if you can't find it by name.
Is it cheaper to buy directly from Object 1 than through a broker?
Buying directly means no agency commission, and you deal with the developer itself on the unit, the payment plan and any launch terms. Whether it works out cheaper depends on the unit and the current offer, so ask us for the terms on the unit you want.
Is it safe to buy off-plan in Dubai from abroad?
The main protections are the same for every buyer: payments go into the project's escrow account, and the sale must be registered with DLD or it is void. The risks that remain are delay and your own ability to pay the full schedule, so read the SPA's completion and late-payment clauses.
