Jebel Ali Village: A Guide to Living in Dubai's Rebuilt Community

Where Jebel Ali Village is, what was rebuilt, which homes it has, travel times to Downtown and Ibn Battuta Mall, and what daily life looks like.

What was rebuilt, and what it looks like now

Jebel Ali Village is a residential community of townhouses and villas in the south of Dubai, developed by Nakheel. It replaces a small village built in 1977, and Nakheel began handing over homes in August 2026. Known for spacious, open-plan homes set among green space, it suits anyone who wants a low-rise, calm setting rather than a central address.

Where Jebel Ali Village is located

The community sits in the south of Dubai, on the Sheikh Zayed Road side of the city. Its neighbours are The Gardens, Discovery Gardens and Al Furjan. Ibn Battuta Mall is close by, to the northwest. Jebel Ali's industrial area and port lie further south, so this is not a central, walk-to-everything district.

Nakheel describes the community as set within rolling hills and green spaces, with spacious homes and open-plan layouts.

How far it is from the places you will actually go

Nakheel publishes approximate travel times on its Jebel Ali Village page (2026). They are the developer's figures, not independently measured, and the source does not say by what means of transport:

DestinationApproximate time (Nakheel)
Nearest mosque1 minute
Nearest churches5 minutes
Discovery Gardens Metro Station5 minutes
Ibn Battuta Mall9 minutes
Palm Jumeirah16 minutes
Downtown Dubai28 minutes

Dubai Marina and the airport are not in Nakheel's list. Both depend on the route, the time of day and Sheikh Zayed Road traffic. Test your own commute in a maps app at the hours you would travel before you commit to a lease or a purchase.

Getting around: metro and cars

Nakheel names Discovery Gardens Metro Station as its nearest, about 5 minutes away. Wikipedia also mentions the Ibn Battuta station on the Dubai Metro Red Line, close by to the northwest.

Nakheel's page does not say how those 5 minutes to the station are covered. Check the route from the home you are considering to the station before you plan a car-free routine.

What kind of homes are here

Jebel Ali Village is a community of townhouses and villas. Nakheel's page offers 3- and 4-bedroom villas and townhouses. The National (August 2026) also gives villa and townhouse sizes, and mentions four- and five-bedroom villas, so bedroom counts vary by source:

  • The new townhouses measure 268 to 315 square metres; The National does not say whether that is built-up area or plot.
  • Plots for four-bedroom villas average 641 square metres.
  • Plots for five-bedroom villas average 706 square metres.

Nakheel's page offers villas and townhouses; it does not mention apartments.

What happened to the old village

The original Jebel Ali Village was built in 1977 to accommodate the staff of construction contractors. The National described it in 2013 as villas with large gardens built around a hill. It also had a mosque, a primary school, a small shopping centre and a social club.

Its story was not a straight line. The National reported that the last of the village's 300 families moved out in August 2008, and that an earlier redevelopment was cancelled after the property crash. In November 2021, Khaleej Times reported that the village, which had around 290 homes, was served notice and residents were asked to leave within 12 months. The two reports give slightly different figures: 300 families in 2008 (The National) and around 290 homes in 2021 (Khaleej Times). The original 290 homes were demolished in 2022.

Is it finished, and is anyone living there?

Partly. Nakheel began handing over 892 homes at the redeveloped community, The National reported on 17 August 2026. The 80-hectare development is planned to accommodate about 5,500 residents. Expect a place still filling up rather than a mature neighbourhood.

Parks, trails and courts inside the gates

Nakheel lists these for the community:

  • Children's play area
  • Sports courts
  • Green trails
  • A cycling track and off-road mountain bike trails
  • A duck pond
  • Parks and green spaces
  • The Jebel Ali Recreation Club

Lucy J Parker, on YouTube (August 2026), described a 24-hour-security gated area. She also said Nakheel plans a mini mall, paddle tennis courts and a lagoon pool for residents. Those are planned items from one presenter, not confirmed openings. Ask Nakheel what is open today.

Daily life: shops, schools and places of worship

Shopping and eating. Lucy J Parker, on YouTube, said a mini mall is planned; this is not confirmed. Ibn Battuta Mall is about 9 minutes away, by Nakheel's estimate. For a meal out, the malls nearby have food courts and restaurants; the community itself has no listed café or restaurant, so check what is open when you visit.

Schools. Think Properties, on YouTube, said four schools are nearby and named Arbor International School, Winchester and Arcadia Global School. That is one presenter's list. Before you decide, check each school's current rating on the Knowledge and Human Development Authority (KHDA) site, the Dubai education regulator.

Places of worship. The Churches Complex in Jebel Ali Village is an area with a number of churches and temples of different denominations, especially Christian ones. Nakheel puts the nearest mosque at about 1 minute away.

Buying in Jebel Ali Village from outside the UAE

Jebel Ali Village is in Dubai. If you are buying from abroad, these are the rules that apply to you as a non-resident.

Foreign ownership
Freehold community — non-UAE nationals can buy and register title with DLD; confirm the plot's status on the DLD title or Oqood certificate
Object 1 entry price
From AED 1,100,000 (≈ US$300K)

Buying from abroad
Yes — most of the purchase can be handled from abroad. Where a signature is needed in Dubai, a representative can act for you under a power of attorney that has been notarised in your country and legalised for use in the UAE (UAE embassy attestation, then the UAE Ministry of Foreign Affairs), usually with an Arabic translation. Check the exact wording with the developer or your conveyancer first.
Transfer fee
4% DLD registration fee on the price — DLD's schedule splits it 2% buyer / 2% seller, so check your SPA for who pays
Off-plan registration
Off-plan sales are registered on DLD's interim register (Oqood). DLD lists AED 20 in knowledge and innovation fees on top of the 4%, plus an AED 1,000 portal fee charged to the developer — ask whether your SPA passes on any admin fee

All prices are in AED, pegged to the US dollar at 3.6725 — no currency risk against USD while the peg holds
Regulator
Dubai Land Department (DLD) and its regulatory arm, RERA
